Fire Door Repairs & Remedials

Practical, cost-conscious fire door repairs across Derbyshire, Nottinghamshire and surrounding areas. We correct gaps, renew seals, repair ironmongery and make good leaf damage wherever the door's construction and condition allow — and tell you clearly when replacement is the better option.

Common Fire Door Repairs

Not every defect means a new door. Where the construction is known and the damage is within repairable limits, we can restore performance with compatible fire-rated components.

Excessive or uneven gaps

Head, jamb and threshold gaps brought back within tolerance where the frame and leaf allow.

Intumescent and smoke seals

Damaged, missing or painted-over seals renewed with compatible replacements.

Hinge replacement and adjustment

Fire-rated hinges of the correct size, grade and number fitted or adjusted.

Closer adjustment and replacement

Overhead and concealed closers set to close and latch reliably without slamming.

Latch, lock and handle issues

Compatible locks, latches, handles and escutcheons fitted to the door's specification.

Damaged lippings and edges

Worn or impact-damaged lippings repaired where the construction allows.

Minor leaf damage

Splits, holes and unauthorised cut-outs made good only where the structural integrity is not compromised.

Glazing and beading

Fire-rated glazing systems and beads reinstated to the tested detail.

Signage

Missing, incorrect or damaged fire door signage replaced with the correct type and fixings.

Frame defects

Frame re-fixing, packing and sealing where the existing frame is fundamentally sound.

Threshold and drop seals

Threshold strips, drop-down seals and smoke seals replaced or adjusted.

Can My Existing Fire Door Be Repaired?

Whether a door can be repaired depends on several factors. We assess each door before recommending remedial work.

  • Known construction and provenance of the door and frame
  • Available certification or evidence of the original specification
  • Extent and location of damage or wear
  • Condition of the frame, lining and fixings
  • Compatibility of replacement components with the door's specification

Where repair cannot maintain or restore the required fire and smoke performance, we will recommend replacement rather than attempt a repair that leaves the door non-compliant.

Repair First, Replace When Necessary

Our starting point is to fix what can be fixed. Gaps, seals, ironmongery and minor leaf damage can often be put right quickly and economically, reducing disruption for residents and tenants.

When the damage is too great, the construction is unknown or repair costs approach the price of a new fire doorset, we will recommend replacement and explain why. You receive a clear comparison so you can make a cost-effective decision.

Our Remedial Process

  1. 1

Review report or assess on site

We work from your existing inspection report or FRA action list, or assess the doorsets on site to confirm scope, photographing each defect.

  2. 2

    Confirm repair scope

Each door is checked for known construction, compatibility of components and whether remedial work is appropriate.

  3. 3

    Quotation

A written, itemised quotation sets out the remedial works and any doors we recommend replacing.

  4. 4

    Remedial works

Repairs are carried out in occupied buildings with access arranged in advance and areas left clean and secure.

  5. 5

    Final checks

Gaps, closing, latching, seals and signage are checked on completion.

  6. 6

    Documentation

Records of works carried out are issued for your fire safety file, with replacement recommendations noted where relevant.

Remedial Works Following a Fire Door Inspection

If you already have a fire door inspection report, we can turn its defect schedule into a priced programme of remedial works. We review the report, clarify any gaps or ambiguities, and visit site where necessary to confirm current condition. Where no recent report exists, we can assess the doors on site to confirm the remedial scope, and a formal inspection can be arranged through our specialist inspection contractor where one is required.

Either way, you receive a clear quotation with repairs itemised and replacement recommendations explained.

Types of Premises

We carry out remedial works for landlords, managing agents, HMO operators, developers and commercial occupiers across a broad range of buildings.

  • HMOs and shared housing
  • Blocks of flats
  • Flat entrance doors
  • Communal area doors
  • Offices
  • Shops and retail units
  • Warehouses and industrial units
  • Care and supported living
  • Landlord properties
  • Commercial buildings

When Replacement Is Better

A repair is only the right answer if it restores the door to a compliant condition. Replacement is the sounder route where:

  • Unknown or unverifiable door construction
  • Severe structural damage to the leaf or frame
  • Frame that is unsound, incompatible or cannot be reinstated
  • Major unauthorised alterations that affect performance
  • Unsuitable glazing, vision panels or openings
  • Repair cost approaching the cost of a new fire doorset
  • Required fire and smoke performance cannot be achieved through remedials

No unnecessary replacements

We do not default to replacement. Many inspection failures — excessive gaps, worn seals, poorly adjusted closers or missing signage — can be remedied without removing the door. Our quotations separate repairable items from genuine replacement recommendations so you can prioritise spending.
