Sheffield has one of the largest concentrations of student and shared housing in the north of England, alongside a substantial number of purpose-built apartment blocks and converted commercial buildings. Student HMOs and Managed Accommodation

Shared student housing puts fire doors under heavier use than almost any other residential setting. Bedroom doors are propped, closers are removed or disabled, seals are painted over and leaves are damaged during turnaround. The result at the end of a letting year is usually a long list of small defects rather than a handful of large ones.

That kind of list suits a programmed visit. We work through the doors in sequence, correct what can be corrected properly, and identify separately the doors where remedial work would not restore the required performance.

In apartment buildings the flat entrance door carries a great deal of weight, because it separates a private dwelling from the common escape route. Communal stair, corridor, riser and bin store doors matter for the same reason.

Works in occupied blocks need planning around residents. We agree access windows in advance, sequence the doors so the escape route stays usable throughout, and leave every entrance door secure, closing and latching at the end of the working day.

Commercial buildings tend to need a mix: FD30 doorsets on room and corridor separations, FD60 where the compartmentation strategy calls for a longer period of resistance, and ironmongery or sealing corrections on doors that are otherwise sound.

The rating for each opening is confirmed on site rather than assumed from a single standard applied across a whole building.

Reports, Action Lists and Arranging an Inspection

We can quote and carry out remedial works from an existing fire door inspection report or fire risk assessment action list once we have checked the recorded defects on site. Where no report exists, contact us and we can advise on the appropriate next step, including arranging an inspection through a specialist inspection partner where a formal report is required.

Our own site assessment is a pre-works exercise to confirm the scope of remedial and replacement works. It is not a formal fire door inspection report.
