When Does a Fire Door Need Replacing?

Replacement is the right answer when a door or frame can no longer be brought back to a compliant condition. Common triggers include:

  • Excessive gaps around the leaf that cannot be corrected
  • Damaged doors, frames or linings beyond economical repair
  • Incorrect, illegible or missing certification and labelling
  • Poorly fitted doors that bind, drop or fail to latch
  • Door leaf damage such as deep splits, holes or unauthorised cut-outs
  • Unsuitable glazing, beading or non-fire-rated vision panels
  • Wrong hinges or ironmongery that is not compatible with the doorset
  • A failed fire door inspection with defects that cannot be remedied

Not every defective door needs replacing

A defect recorded on an inspection report is not automatically a case for a new doorset. Depending on the construction of the door and its overall condition, many doors can be repaired or upgraded — seals renewed, gaps corrected, ironmongery replaced with compatible fire-rated components or damaged areas made good.

We assess each door on its merits and tell you plainly where repair is the sensible, economical route and where replacement is genuinely required.

    Gaps, alignment, seals, closing and latching all checked and adjusted on completion.

Fire Door Components We Install

A fire door only performs as a complete assembly. We install fire-rated components in line with the relevant fire door specification and the manufacturer's installation requirements — the correct intumescent and smoke seals, the specified number and grade of hinges, compatible locks, latches and closers, fire-rated glazing systems and the right perimeter fixings and sealing detail.

Product data sheets and installation records are issued with the handover pack so the evidence sits with the building's fire safety documentation.

Fire Door Repairs vs Replacement

Many of the defects picked up during an inspection can be put right without replacing the doorset. Oversized gaps can be corrected, intumescent and smoke seals renewed, lippings and small areas of leaf damage repaired, hinges and closers swapped for compatible fire-rated products, and signage or glazing beads rectified.

Where the leaf construction is unknown, the damage is structural, or the cost of repair approaches the cost of a new fire doorset, replacement is the better value decision. We set both options out clearly so you can plan and budget.
