Fire Doors in Leicester

Remedials, flat entrance doors and replacement programmes for student HMOs, apartment blocks, managing agents and commercial premises.

Leicester combines a large student and shared rental sector with a growing number of apartment buildings and converted city-centre premises. Both create the same recurring requirement: flat entrance and bedroom doors that close and latch reliably, and communal doors that hold the escape route together.

Parsec Fire Doors carries out the remedial works, the flat entrance doorsets and the replacement programmes. Formal fire door inspection reports are not produced in house; where one is required we can arrange it through a specialist inspection partner, and we can work directly from a report or FRA action list you already hold.

Student and Professional HMOs

Shared housing produces a predictable pattern of defects: closers removed, seals painted over or missing, gaps opening up as leaves move, and damage around handles and lower rails. Individually these look minor; collectively they are what stops a door doing its job.

Turnaround between tenancies is usually the practical window for this work, and we plan around it where we can. Where remedial work will not restore the required performance, we identify the door for replacement instead of repeat patching.

  • Bedroom, kitchen and lounge doors onto escape routes
  • Self-closing devices refitted, adjusted or renewed
  • Intumescent and cold smoke seals replaced
  • Perimeter gaps and undercut corrected
  • Works timed around tenancy turnaround where possible

Flat Entrance Doors and Apartment Blocks

Flat entrance doors separate a private dwelling from the shared escape route, which makes them the single most important door in most apartment buildings. Communal stair, corridor, bin store and riser doors follow closely behind.

Where a flat entrance door is of unknown construction, or has been altered by previous occupants, a complete FD30S doorset with matched frame, sealing and ironmongery is usually the appropriate route. Where the existing doorset is sound, corrective work to seals, gaps, closers and latching is the more proportionate answer.

  • FD30S flat entrance doorsets with smoke sealing
  • Letterplates, spyholes and ironmongery to the doorset specification
  • Communal stair and cross-corridor doors
  • Riser, store and bin room doors
  • Resident access arranged individually in advance

Landlords, Managing Agents and Block Managers

Most of our Leicester work is commissioned by the people responsible for the doors rather than by individual occupants: landlords with a portfolio, managing agents, block managers, RTM and RMC companies, and student accommodation operators.

For portfolios we set costs out per door and per property rather than as a single figure, so the works can be prioritised and phased across a budget year.

Commercial Premises

We also cover offices, retail units, managed workspace and light industrial premises in and around the city. Commercial buildings usually need a mix of FD30 doorsets on room and corridor separations and FD60 where the compartmentation strategy calls for it, alongside sealing and ironmongery corrections on doors that are otherwise sound.

Local Coverage

We also work in Loughborough, Coalville, Hinckley, Market Harborough and the surrounding Leicestershire area.

We are based in Tibshelf, Derbyshire and work across Derbyshire, Nottinghamshire, the wider East Midlands and South Yorkshire. For the wider county picture, see fire doors in Leicestershire, or all areas we cover.
